WHY THE CHANGES IN 2022?
The Association pays RECOLOGY almost $125,000 per year to dispose of our trash, recyclables and compost material. Petrini staff also spends excessive time organizing and cleaning the various dumpsters and bins, breaking down boxes, separating out recyclables, unclogging chutes, educating residents and sending out violation notices. Much of this additional work is the responsibility of Residents. Our rates (your HOA Fees) are also directly related to how much we recycle (more recycling = lower rates).
WE CAN SAVE SUBSTANTIAL COSTS AND AVOID FINES IF RESIDENTS PARTICIPATE MORE IN MANAGING OUR WASTE.
What can YOU do?
- Bring oversized, non-baggable trash to the Maintenance Room Dumpster (next to the Office) – NO MORE BLACK BINS.
- Don’t clog trash chutes – only BAGGED trash in the chutes.
- Break down or flatten EVERY box and put in the correct location (Blue Bins for small boxes, Grey Dumpster at B Level for large boxes).
- Use Green Bins for all your food waste (but NEVER put plastic bags or pet waste in Green Bins).
- You must dispose of, recycle or donate on your own: Electronics, Furniture, Mattresses, Grills, Shelving and Appliances.
- If you use a cleaning service for your unit – EDUCATE them on how we separate trash. If they make a mistake you can be fined.
WHEN IN DOUBT: ALWAYS ASK THE ONSITE PROPERTY MANAGER.
What is the HOA and Onsite Property Management doing to help reduce costs?
- We have printed and placed new signs at each trash or recycle location.
- We have removed the two Black Bins from B Level garage to discourage incorrect dumping of trash – please bring all oversized and non-baggable trash to the Maintenance Room dumpster for disposal.
- We have dedicated bins for batteries and fluorescent lamps in the new Package Room.
- We are sending emails notices to all residents encouraging everyone to recycle more and properly separate out waste.
- Lastly, we will continue to monitor the trash, review security camera footage and when violations occur, identify the unit and send violation and possible fine letters.
