Our association has a full time, onsite property manager to oversee daily maintenance, emergencies and resident concerns. Front Office Hours are 8:30am-5pm M-F except for Bay West Holidays.

THE BOARD OF DIRECTORS

The Board of Directors consist of five volunteers who receive the most votes from association members during the annual election. Board members then select who fills the four officer positions. For the year 2025:

MEMBERS OF THE HOMEOWNERS ASSOCIATION

Every unit owner at The Village at Petrini Place is a member of the Home Owners Association (HOA). Each unit is assessed monthly fees that cover the operation and maintenance of the property including hot and cold water to each unit, trash, common area maintenance, management and security.

Members have rights and responsibilities that are stated in the HOA CC&Rs, Rules & Regulations and Bylaws. HOA members are welcome to attend regular board meetings, participate in feedback and decisions for the community and volunteer to run for a position on the board of directors.

Renters can enjoy all the facilities and benefits provided at Petrini but are bound by the same Rules and Regulations as owners. Any non-emergency questions, concerns or issues (in general and unit specific) should be directed to the unit owner, who will then contact the appropriate person(s) for assistance.

CLEANING, MAINTENANCE & SECURITY

Through Bay West, the HOA contracts for staff to clean the property, remove trash, maintain the landscaping and to do maintenance and repairs. Please let the onsite property manager know if there are any issues that need attention. There are also evening security and nightly patrols.

UNIT RENOVATIONS

Should you be interested in renovating the interior of your unit, please submit an Application for Architectural Modification (Architectural Modification Application). You may only proceed with renovations upon approval. Note, there are specific requirements that you and your contractor must adhere to as a condition of approval in the document (Petrini Job Site Rules).

FRONT DOOR / ENTRY CHANGES

Unit owners can:

  • Replace their doorbell with a similar style (hard-wired or wireless) or with a video doorbell (Nest, Ring, etc.). Please ensure that the installation is performed professionally when using the existing wiring and transformer. You must use the existing doorbell location (do not add a second doorbell).
  • Install an electronic deadbolt on their door. This should be mounted above the existing lockset (do not remove the existing lockset – see below).
  • Hang seasonal decorations on their door with non-permanent hooks.
  • Select a door mat of their choosing.
  • Please do not leave trash bags, shoes, boxes or decorations on the ground in front of your door that could block the hall path or make it difficult for our cleaning staff – even if only for a few minutes. Only door mats are allowed right outside your front door.
PETRINI PLACE IS A NON-SMOKING PROPERTY

There is NO SMOKING in all common areas (including outside on your exclusive use common area patio or deck), garages, courtyard, gym, common room, package room, elevators and lobby. Residents can smoke within their unit – however, please be sensitive to adjacent neighbors and keep windows and doors closed.

PETS & SERVICE ANIMALS AT PETRINI

Summary for PETS at Petrini:

  • Register all new pets with the Onsite Manager
  • Pets controlled by a leash or hand carried are allowed in all common areas excluding the gym and common room.
  • Owners and their pets must yield elevator use for other residents if a person is already in the elevator and objects to the pet entering.
  • Pets cannot relieve themselves in any common area including your balcony or patio. All accidents must be immediately cleaned and reported to Onsite Manager who will inspect the area and ensure it is properly cleaned.

Summary for SERVICE ANIMALS at Petrini:

  • Service animals and their handlers may go anywhere on the property including elevators at all times. Residents uncomfortable riding inside the elevator with a service animal cannot request the service animal to vacate. Either they must wait for the cab to go and return (if outside) or exit the cab and let the service animal on (if already inside).
  • Service animals are not required to wear a vest or tag indicating they are service animals. If you are doubtful that an animal is a service animal you may ask the handler: 1. Does this animal serve a person with a disability and 2. What is the task this animal is trained to perform in service of the disability. If you prefer not to ask, you may talk with the Onsite Manager who will inquire if they do not already know.
  • Service animals must abide by the same behavior rules as Pets while in common areas.
