PACKAGE ROOM – OPEN 24/7
The Package Room is open 24 hours daily to retrieve packages, newspapers, mail coupon inserts, food boxes, flower deliveries and to leave small packages for pickup for UPS, USPS and FedEx (Not Amazon). Oversized packages are kept next to the Front Office in the Maintenance Room (a note will be placed on the package room white board next to the entrance to notify you if you receive one).
Small Fluorescent Lamps (& CFLs) and Batteries can be placed in the respective recycling bins in the Package Room. Please do not leave incandescent or LED lamps in the bin – they can be placed in regular trash.
Please retrieve packages daily when you pick up your mail. Owners with packages left over a month will receive an email notice. If packages remain, they will be moved into storage for later retrieval as we have limited space. New residents will be given the door code by the Property Manager during their orientation.

GYM – OPEN 24/7
The Gym is available for RESIDENTS ONLY (no guests, trainers or classes). Wipe down equipment after use with wipes from dispensers and use the A/C unit to keep air circulating. Return mats to wall hooks after using. Please turn off A/C and lights before leaving.
Complimentary WiFi is available (see signs inside room for network and password). There is also a bulletin board available for advertising parking spaces (resident to resident rentals) or other services (place date on your advertisement before posting). Inside the gym is a restroom that is for Gym users, Petrini Staff and Petrini Vendors. For new residents, please see the Property Manager for the door code.

COMMON ROOM – OPEN FOR RESERVATION
The Common Room is available for residents to use for meetings, gatherings or small personal events. All use requires a reservation and one can be requested by filling out this form and submitting to the Property Manager:
The Common Room is generally available Monday – Friday 7am to 10pm and Saturday and Sunday 9am until 10pm. Folding chairs and tables are available upon request. Use without a reservation or outside of available hours can result in fines. Rules and conditions for Common Room Use are available on the form above. Door codes will be provided with reservation confirmation. When using, please keep doors closed and be respectful of adjacent units.

INTERIOR COURTYARD
The landscaped interior courtyard is common area available for all residents to enjoy. Please refrain from smoking, large and loud gatherings and leaving out any personal objects. No wheeled vehicles or toys are allowed. Under no circumstances should pets be allowed to relieve themselves. If it happens, immediately clean up after your pet and report the incident to the Property Manager if further cleaning is necessary (otherwise you may receive a fine).
FRONT ENTRY CALL BOX DIRECTORY
To be included in our Front Entry Call Box Directory, please email the Property Manager with your first and last name, unit and phone number to be included in the Front Entry Directory (Renters please include a copy of your lease or utility bill for proof of residence – Owners will be be matched against our records).
Visitors can scroll through the directory, find your Last name & First initial, press call and the system will call your phone. You can remotely open the front door by pressing 9 on your phone’s keypad. Only let close friends and family in through the front door who know where your unit is and that you trust will not let anyone else into the front door at the same time they enter.
You MAY NOT “buzz in” or allow entry for any food or grocery deliveries, first time visitors or contractors / appliance deliveries. You MUST go to the front to meet everyone to pick up your food or escort people to your unit.
MAIN ENTRY PARKING – ENTRY COURTYARD
The limited spaces in the main entrance off McAllister Street are for deliveries, maintenance vehicles or temporary visitors (pick up or drop off passengers or packages). Limit use to 15 minutes. Personal vehicles parked longer than this are subject to towing at the owner’s expense. If guests visit, please instruct them to use street parking or the Lucky garage. If you need to leave your car or truck longer than 15 minutes, please check in with Property Management during office hours, or Security Officers in the evening.
If you are having maintenance or renovations on your unit, your repair person or contractor may not park here longer than 15 minutes for loading and unloading. For longer times, they must use street parking.
MAIL & PACKAGES
USPS Mail Boxes for each unit are located in the lobby. Occasionally packages will be left in front of the mailboxes, but staff will move them to the Maintenance Room (large packages) or the New Package Room (all other packages).
If you see packages left outside the locked lobby doors, everyone would appreciate if you could assist in bringing them into the lobby or package room. This helps reduce theft when deliveries are not properly left in secure areas.
Please note that the HOA and property management are not responsible for package theft or misplacement, damage, deliveries to your unit or finding, storing or retrieving your packages. Please pick up all deliveries promptly. If you have reason to believe your package was stolen please contact the Property Manager immediately.
SECURITY
During the evening and night hours we have a security guard that is stationed in the front office, near the main entrance (the Office door is also open to residents from 10pm to 10:30pm to pick up oversized packages from the maintenance room).
Security patrols the property regularly, however if you see anything non-life threatening, but in need of immediate attention, please notify security (current contact information is on the Emergency Number List). If life threatening, always call 911.
Our property has an extensive installment of cameras at each entrance/exit and throughout the property. Please report incidents of rule violation, intruders or problems to the Property Manager or security. The property manager can review recordings as needed.
REFUSE & RECYCLING
Throughout the property there are three trash chutes and several types of recycling bins available for your use along with instructive signage:
- TRASH CHUTES: BAGGED TRASH ONLY (small to medium size)
- MAINTENANCE RM DUMPSTER – Oversized trash / ask permission
- GREEN: COMPOST & FOOD WASTE – at MAIN ENTRANCE
- BLUE: RECYCLE PAPER & METALS – near ELEVATORS IN GARAGES
- GREY: ALL FLAT CARDBOARD – B LEVEL GARAGE NEAR CENTRAL
- ORANGE: BATTERIES in PACKAGE ROOM
- CLEAR: FLUORESCENT & CFL only, in clear bin in PACKAGE ROOM

HOT & COLD WATER
WARNING – DO NOT DISCONNECT YOUR WASHING MACHINE WATER SUPPLY AFTER OFFICE HOURS OR ON WEEKENDS for testing or installation of a new appliance. Washer water valves, unless new or tested recently, may not work and you can cause significant water damage if you cannot reconnect the hoses. ONLY WORK on washing machines during office hours in case we need to do an emergency water shutdown.
Hot and cold water is supplied to each unit as part of your amenity package. The property has a central boiler which heats water and circulates it throughout the buildings at around 120F or higher.
Occasionally the water supply will need to be shut down for individual unit repairs or renovations. You will always receive 48 hr advanced notice of all planned shutdowns. Shutdown windows are generally Tues or Thur between 9am – 1pm (or sooner if work is completed early). During shutdowns do not use your washing machine, dishwasher, faucets or toilets.
Upon resumption of water service, you may experience delays in receiving hot water, air in the water lines or other anomalies. Please contact the Property Manager should these continue beyond 24 hours. See Water Bulletin on the documents page for more help.
Should you need to repair or replace appliances or fixtures that necessitates the water being shut off to your unit, please coordinate with the Onsite Property Manager who will schedule the property-wide shutdown. It is not possible to shut water off to only one unit. The entire property must be shutdown.
If you hire your own plumber for renovation or repairs, you must first contact the Onsite Property Manager and your plumber must be onsite at 9:45am to check-in before starting work. We do not schedule shutdowns around your plumber’s availability. They must stay onsite until the water service resumes and we check their work for leaks.
Emergency leaks (either from the hot or cold supply or the fire sprinklers) should be immediately reported to the EMERGENCY number.
DEEDED PARKING
All units come with either one or more spaces of assigned, deeded parking on Levels A, B or C. Most parking spaces have a bike rack that may only be used for bike storage, roof racks or shopping carts. No boxes, containers, fluids, shelves, food or other storage may be kept at your spot. Period inspections occur and fines will be given if such items are stored in your spot.
Spaces can only be leased to other persons residing at Petrini Place.
Everyone who has a parking spot will be given a Garage Door Opener. If not working property, either replace the battery or ask the Onsite Property Manager for assistance. If the Garage Doors are not operating or closing properly, please call the EMERGENCY number immediately.
ALWAYS wait until the GARAGE DOORS fully close before driving off to avoid intrusion and theft / damage.
ELECTRIC VEHICLE CHARGING
There are no EV Charging facilities or capabilities within Petrini Place. In the adjacent C-Level Lucky Garage off Fulton, there are two public charging stations Petrini residents can conveniently access 24/7. At the nearby Target on Geary there is a Tesla Supercharging station. And within several minutes of Petrini there are many other charging locations.
The design and construction of The Village at Petrini Place makes it difficult to add charging stations. The building does not have excess electrical capacity, empty or non-deeded spaces to install chargers or available funding to put EV charging inside our garages. Based on a 2021 survey of owners, there was insufficient support to further investigate adding EV charging or no support to fund the addition of charging stations with special assessments.
Residents MAY NOT use the few 120VAC electrical outlets within the garages to plug in their cars (the HOA pays for this electricity and these outlets are not designed for charging. They are installed for maintenance and cleaning of the garages).
